This mature village displayed common issues experienced by many older strata titled villages and was in dire need of a strategic makeover in the way that it marketed itself. Amicum implemented a contemporary digital marketing campaign, sales expertise and refurbishment plan which resulted in us selling every unit on the market. For the first time in its history, this village now enjoys the benefit of having a buyers list.

Challenge

The Directors of Bendigo Retirement Village reached out to Amicum mid-2021 to seek our assistance to review the sales and marketing at the village. The village recorded only 9 sales during the previous 12 months (most of which were transacted by external real estate agents), and the average prices being achieved were significantly below competing villages. At the time, there was some 20% of the village units vacant, and on the market.

Solution

Amicum concluded our review of the sales and marketing at the village and proposed to the Directors that we be appointed to develop a marketing plan and associated budget, and to commence sales operations from the village. The Board appointed Amicum in July of 2021 and since that time we have implemented the following key initiatives.

  • Amicum’s sales team joined forces with BRV’s on-site staff
  • A new CRM was implemented, designed to keep in regular contact with clients, their requirements for purchasing, and also to invite them to upcoming social functions to include them in the Village’s community
  • Amicum developed a marketing plan and associated budget which was approved by the Board in later 2021.
  • Amicum commenced community engagement work with both external and internal clients
  • Amicum worked together with staff to hold functions for the BRV community to refresh the village’s overall brand and perception
  • Amicum assisted the Board to improve the refurbishment standard achieved in re-sale units

Result

In the 10 months Amicum have operated from the village, we have generated 20 sales with an average increase in price of 10%. Our marketing was so successful, that we sold out of stock. Moreover, for the first time in the villages history, we have established a buyers list.
